Liverpool Football Club's recent rise in fortunes has been matched by a marked improvement in the community surrounding its Anfield stadium. 

A partnership involving the club, Liverpool City Council and social landlord Your Housing Group (YHG) is turning the area, which has well-documented and significant social problems, into a much-sought after community. 

With LFC's recent £16 million addition of star striker Mario Balotelli to its squad seen as a sign of its intent, social landlord Your Housing Group (YHG) says that the demand for homes in Anfield is "incredibly high" - a first for the area and a "welcome sign of a revitalised community". 

YHG has been involved in the £260 million regeneration of Anfield with its partners Liverpool City Council and LFC since 2005. Here, the 32,000-home provider details its work in the area: 

“Work is continuing to gather pace and a significant amount has already been achieved, with Your Housing Group acquiring 202 new homes from their partners Keepmoat in Anfield village, investing some £23 million so far. 

“Investment to date includes the completion of the innovative ‘2-into-1’ properties in Saker and Gurnall Street, created by transforming two small early 20th century terraces into a spacious, modern, three-bed family home. These new properties have been let to local Anfield residents, providing them with an open plan living space, upstairs bathroom, and garden area. 

“Phase two of the regeneration plans is now underway, and will see the demolition and remodelling of a further 26 properties into 16 refurbished, one, two and three-bed homes. 

“Phases three and four will see another 63 properties improved and remodelled into family homes, with Your Housing Group clearly fulfilling and addressing the desire for larger family homes in the area. Later this year work will also get underway in the Rockfield area to bring 11 long term vacant properties back into use, adding to the 14 already brought back into use by Your Housing Group in September 2012. 

“The recent sale of the final refurbished home on Tancred Road indicates another significant milestone in the on-going regeneration. Your Housing Group invested £660k to transform nine derelict homes into modern and desirable family living spaces, and completing the sale of these homes really does display the positive results of work to date. 

“The investment in the properties on Tancred Road, Rockfield, Saker and Gurnall Street have also added to the wider regeneration of the area, creating strong connections with the families who can enjoy the revitalisation and improvements and help maintain a positive, happy attitude amongst the residents. 

“The people of Anfield are at the heart of this programme, and residents are kept up to date with all new proposals for improvements, and are consulted, considered and listened to in decision making - ultimately achieving a contented community for many years to come.  

“With so much progression being made and continued commitment and support from the partners and the wider community, demand for the new homes in Anfield is now incredibly high, and continues to grow. New applicants are approaching staff to register for an ever-growing waiting list for our refurbished properties – a tremendous first for the area and a welcome sign of a revitalised community. 

“In addition to making progress with plans behind the scenes and the visible physical changes in the area, Your Housing Group, with the help of their partners, are making further progress in fulfilling their wider commitments to social and economic regeneration for Anfield. 

“All of the partners recognise that housing led regeneration is much more than just bricks and mortar, and are engaging with a myriad of local training, apprentice and employment providers to ensure that local people have all the opportunities possible to gain work on the developments.

“Over the last 18 months, Your Housing Group has led several projects to create new employment opportunities across Anfield, including 14 jobs and two apprenticeships that were created as part of Your Housing Group’s agreement with a local property contractor, The Flanagan Group.  90% of the people employed by the contractor live within a 10 mile radius of Anfield. The contractor also only uses local suppliers, all of which supports the local economy.  

“Additionally, Hestia Careers was launched in partnership with The Isla Gladstone in Anfield. The hospitality training initiative is designed to enable people in Liverpool to carve out a career for themselves in the catering and hospitality sector, working towards building jobs for local people and reducing unemployment in Liverpool. 

“As the project continues to make steady, progressive steps towards transforming the lives and communities for the people of Anfield, Your Housing Group and its partners continue to strive to provide a long-lasting, sustainable area; providing quality homes, and creating training and employment opportunities; ultimately resulting in a happy, prosperous community.“
