Fifteen affordable new homes in Hackney are due for completion this autumn, and are already generating a high level of interest within the local community.

Tetra House, located at 1A Retreat Place, is being developed by leading housing and care provider Sanctuary Group in a £2.7 million scheme, with part-funding from the Greater London Authority. It will offer a mix of two, three and four bedroom apartments available for affordable rent and shared ownership, as well as three commercial units.

The housing development forms part of Sanctuary’s wider investment in the Morningside Neighbourhood where over the last two years the Group has provided over 40 new affordable homes for rent and shared ownership at Donald House, Gallagher House, Nixon House and at the Ceramic Factory in Cresset Road.

With the provision of good quality affordable new homes a key priority locally, Sanctuary invited its partners from Hackney Council’s housing team along to Tetra House to take a first-hand look at progress at the new development.

Officers took a closer look at the 15 apartments under construction and heard more about the wider community benefits the housing scheme is generating.

This includes employment for three apprentices on site (two scaffolders and one bricklayer) through Sanctuary’s contractor Bugler, and investment in projects that are run from the new Morningside Community Centre, notably the EcoActive scheme and the Community Café.

David Gooch, Sanctuary’s Director of Development Operations – London, explained: “This development in Retreat Place promises so much. It will deliver 15 energy efficient new homes built to Code 4 for Sustainable Homes, including 12 apartments for affordable rent and a further three for sale via shared ownership. It is providing a unique opportunity for young people to gain practical on-site experience as they complete their apprenticeships, and it is also benefitting the wider community, with direct financial support offered to a number of local projects.

“This is extremely good news for the community as a whole and we were delighted to showcase Tetra House to our colleagues at Hackney Council. We will look forward to inviting them back later in the year to see the completed development and to meet the new residents.”

Councillor Philip Glanville, Hackney Council Cabinet Member for Housing, said: “This is an example of partnership working with our Registered Provider partners in Hackney, with Sanctuary providing new homes, commercial space to provide new jobs, and investment in the area.”

Mark King, Operations director at Bugler added: “Bugler Developments are proud to be working with Sanctuary and Hackney on the redevelopment of Retreat Place. This is our first scheme with Sanctuary Group and hope that this will be the start of a longstanding relationship delivering high quality housing for one of the UK’s biggest social housing providers.”
