Good news: It’s a freehold property. Bad news: Cash buyers only (£77,000).

Very good news: It’s a "charming Victorian end of terrace cottage" in Colchester. Bad news: Those over 6ft 3ins (1.9 metres) may struggle in the bedroom. And don’t spend too many pennies looking for the toilet. It’s outside.

Exhibiting a directness not always known to their trade, Fenn Wright estate agents note the property is "quite possibly the smallest house in the oldest recorded town in England". Features include a "shallow butler sink" and vinyl floor covering.

The kitchenette, with an emphasis on the '-ette', is 9ft 1in x 5ft 5ins reducing to 4ft 7ins, while the bedroom is 12ft 7ins x 8ft 7ins reducing to 6ft 3ins.

The house, which is currently used as commercial premises, has had 1,350 page viewings in the past month.

At midday Wednesday, it was still for sale.
