Derelict bedsit converted into one bedroom flat
A project which has seen the conversion of ten derelict bedsits on the North Bransholme estate in Hull has been nominated for a national award.
North Bransholme Regeneration has been shortlisted for the Most Innovative Affordable Housing Scheme at the 2014 Housing Innovation Awards.
The Housing Innovation Awards celebrate everything innovative in the UK housing sector and are the only awards to focus solely on genuine enterprise in the sector.
As part of the North Bransholme stock transfer in November 2010, 31 link bedsits were transferred to Riverside, most of which had been empty for over 10 years. The link between the two terraced blocks of houses or flats, created an archway over a footpath which attracted fly tipping and congregation of youths, as well as vandalism and graffiti.
The initial view was to demolish the bedsits due to non-demand and no viable option to retain and renovate. However, due to the welfare reform changes and the introduction of the Under Occupancy Penalty, Riverside decided to retain and convert some of these properties. This has resulted in something unique and different to what is already on the estate. The design of the properties will create something not seen in the area before, with a total of ten of the bedsits being retained and converted. The remaining bedsits will be demolished.
Carl Mitchell, Riverside’s Assistant Director, Operations said: “We are delighted to have been nominated for this award. The scheme to convert the bedsits into one bedroom houses or flats with a modern twist through the design is unique to the area and provides additional smaller accommodation to help Riverside move some people who have been affected by the under occupation penalty into a property they can afford. We feel this approach, instead of wholesale demolition of all the bedsits will benefit those directly rehoused and the area as a whole.”
The 2014 winners will be decided by an independent panel of industry experts and announced at the annual gala dinner on 6th February 2014, when housing’s most enterprising professionals will converge on London’s Grand Connaught Rooms.
