Rainham regeneration project reaches key milestone

An £80m regeneration project in Rainham which has already transformed the lives of residents today reached a five year milestone as developers gear up for the next phase of demolitions.

Orchard Village, which replaces the once notorious Mardyke estate, began in 2008 and has already seen 299 new homes built and 19 properties renovated. The project will see most of the existing properties – including six tower blocks – demolished and replaced with modern, high quality low-rise homes.

Circle Housing Group will this week begin phase three of the project which will see the development of 88new shared ownership blocks and affordable rent homes, along withnew commercial properties. Negotiations are also underway with Havering Primary Care Trust to provide an on site GP surgery.

A total of 555 new homes will be built to re-house existing tenants when all four phases of the project are completed in 2016.

Orchard Village has been so successful that residents have been queuing up to live there – a one-bedroom flat recently received 225 applications from housing applicants in the London Borough of Havering. The scheme was also recently listed in ‘the top 50 affordable housing developments’ by Inside Housing Magazine.

Mark Rogers, Group Chief Executive of Circle Housing Group, said:

“Circle is absolutely committed to regeneration and, through projects like this, we aim to enhance the life chances of our residents. Orchard Village demonstrates how true regeneration goes way beyond bricks and mortar and transforms the fortunes of an entire community.”

To mark the key milestone Circle Housing Group presented a 5 Year Promises document to residents which sets out how it has delivered on its pledges to the community and what it will achieve over the next year.
