SOARAWAY shared ownership sales at a rural Bromford Homes development mean there is just one home left for sale.

The enthusiastic take-up by first-time buyers at Meriden Gate prompted a timely warning from Trish Foster, Head of Sales at the affordable new homes specialist, to other people who want to get their foot on the local property ladder.

"Don't delay," she urged potential buyers who may be eyeing up property in and around the Warwickshire village of Meriden, midway between Solihull and Coventry. "We've got just one two-bed house left for sale and a lot of active interest. When it's gone, it's gone."

Her advice reflects the success of what Trish describes as a win-win combination of "great homes, great location and great prices" at Meriden Gate.

For example, a minimum share of the last two-bed home is as little as £43,125* in an area where average house prices remain higher than the regional average.

"Our success here at Meriden Gate proves that HomeBuy shared ownership is a great way for people to get into the home-buying market," said Trish.

"Just think about it − the deposit on that last remaining two-bed home could be as low as £2,157*. Just compare that with what you would have to save for a deposit with a traditional outright sale.

"HomeBuy enables people to buy up to 75 per cent of their home and pay rent on the remaining share. We do everything we can to make sure that the deal is truly affordable for each buyer. When they come to us, we go through their finances with them and work out what they can really afford.

"Overall, it's a great package − great homes, great location and great prices."

The other seven Bromford houses at Meriden Gate, built for Bromford Homes by David Wilson Homes, are all spoken for.

They all come with fully fitted kitchen − including oven, hob and extractor − full gas-fired central heating, double glazing and high-performance insulation throughout. Allocated parking, turfed front and rear gardens and 10-year NHBC new home warranty complete the package.

Meriden is a 15-minute drive from the centre of Coventry and the village is ideally placed for commuting. The A45 and M42 are both within easy reach and Berkswell railway station is a little more than five miles away.

"It's also ideal for anyone − from downsizers to people with young families − who wants to take full advantage of village life," says Trish. "Meriden has pretty much everything you could want - from the village green and a range of local shops and pubs to a really good choice of local schools."

* £43,125 would buy a 25% share of a two-bed home with an asking price of £172,500. The deposit, based on a 95% mortgage, would be £2,157.
