A FAST response to the credit crunch and fresh thinking earned Bromford Living’s social housing maintenance team a top award for best practice.

The rethink saw Bromford Living, who own and/or manage over 26,000 homes, drop the traditional approach to repairs and maintenance – and replace it with a more cost-effective service that really responds to the needs of Bromford’s tenants.

The new approach – called Homes That Don’t Break Down – won the housing association’s asset management team the Best Client section in the National Housing Maintenance Forum (NHMF) awards1 2012.

Jason Holder, Bromford Living’s head of asset management, said: “We’re delighted to get this kind of sector recognition for all our hard work, innovation and determination to deliver great value for money.

“Most of all, we’re pleased that our customers are happy with what we’ve achieved on their behalf. We spent a lot of time listening to what they felt was important to them and this shaped what we did.

“Our customers told us that they wanted homes that don't break down and that is our daily objective.

“As a result we have achieved improving performance results, and top quartile performance. Customer satisfaction has remained steady at 95% or above.”

1 Each year the NHMF recognises best practice in the maintenance of social housing, promoting the work of the organisation and the teams that deliver the service. Five awards were presented at the NHMF Conference dinner on Tuesday 24 January, including Best Client, Best DLO, Best Contract, Best us of IT and Best innovation.
