Aspiring homeowners brave freezing conditions

Siberian temperatures and icy roads did little to stop some aspiring homeowners venturing out on Tuesday 30th November. Their destination was the Orbit HomeBuy Agents drop in at Ipswich Town Hall where advice was being given out on how to go about buying a low cost homeownership home.

Sarah Hipkiss and Jennie Spencer from Orbit HomeBuy Agents attended the event, along with Independent Financial Advisor Andy Wright. The team was there not just to promote HomeBuy as a way to afford a low cost home, but was also able to tell people about developments currently offering HomeBuy in the Ipswich area and Andy was able to offer advice on eligibility and mortgage options. 

Orbit is the HomeBuy Agent for Ipswich and the wider Suffolk area and approves 100s of applications every year from people in the region looking for a way to afford their own home, and held the event to let even more people know about HomeBuy.

“These events are a great way for us to talk to people about the low cost homeownership options out there and to explain things face to face,” said Sarah. “The weather did mean some people struggled to get to us, but those who did make it were very interested to hear how easy it could be to afford their own home, and some even decided to apply on the day!”

“HomeBuy products are available to such a wide range of people and we were really trying to get that across. Some people have a misconception that only key workers are eligible for HomeBuy, but that’s not the case at all. First time buyers, social housing tenants, returners to the market and those on a local authority waiting lists, could all also be eligible - in fact we will consider all applications where the annual household income is less than £60,000.

“And there are several different products out there, so generally applicants will find one to suit them. On the day we chatted to people about their options and gave out application packs, but we know there are many more people in the Suffolk area who would benefit from knowing about HomeBuy. A range of HomeBuy products is available to help people find an affordable home. For those wanting to buy their own home, there is the New Build HomeBuy scheme under which you would purchase a share of the property usually, but not always, with a mortgage and rent the remaining share at a discounted rate. You can then normally purchase additional shares in the future until you own the property outright.

Alternatively, many developers are now offering brand new homes for purchase through the HomeBuy Direct scheme. Those eligible can take advantage of equity loans provided jointly by the developer and the government of up to 30 per cent of the property value, with no interest to be paid on the loan for the first five years.

For those wanting to rent and buy later, the Rent to HomeBuy and Intermediate Rent schemes allow you to rent your home at a discounted rate while saving up for a deposit to purchase at a later date, and both of these are helping many people find an affordable home.
