The latest official Local Authority data from Land Data reveals the national average price for an electronic local authority (LA) combined CON29R and LLC1 property search has reduced from £114 (March ’09) to £109 (April ’09), and the average electronic CON29R fee has reduced from £94 (March ’09) to £88 (April ’09). Fees from 140 LAs were analysed.

315 LAs now charge less than £150 compared to 303 in March ’09.
149 LAs charge below £100 against 140 in March ’09 and 10 LAs charge over £200 compared to 12 in March ’09.
The reduction in fee is a direct result of the new fee charging regimes introduced on 6th April which mean that both the LLC1 and CON29R search fees are now charged on a cost recovery model.

Land Data CEO Jan Boothroyd commented: “It is encouraging to see that LA fees are getting closer to the objective of charging on a cost recovery basis. Authoritative electronic searches from a reliable source with a reduced fee will ultimately be better value for money for consumers.”

A full list of LA fees and NLIS turnaround times from April – June ’09 will be available from mid July on www.land-data.org.uk

Notes to Editors
Land Data manages and regulates The National Land Information Service (NLIS), which was set up to provide electronic access to official sources of land and property information, across the whole of England and Wales, via a hub and a number of electronically accessible channels. The NLIS Hub is connected to all local authorities in England and Wales, Land Registry, the Coal Authority and other sources of land and property information. The information is distributed by NLIS Channels to around 15,000 subscribed solicitors and licensed conveyancers. Since it began operation in 2001, more that 17 million searches have been processed by the NLIS Hub. Land Data became a Community Interest Company in January 2006 in recognition of its commitment to making electronic property search information accessible to the general public and thereby improving the home buying process.
