Network Housing Group has submitted a planning application to
Brent Council for the development of new homes in the regeneration
zone of South Kilburn, north west London. Designed by PRP
Architects, the proposed Gordon House development will consist of
26 apartments for social rent, including eight family homes,
boosting the borough’s regeneration programme.
If the application is successful Gordon House will be built by
Network’s construction partner Rydon. The design of the
development places an emphasis on private outside space: six ground
floor family homes will have private front gardens as well as their
own private terrace facing onto an internal courtyard, while the
remaining homes on the upper floors feature either a balcony or
terrace.
Vicky Savage, Assistant Development Director at Network, said: “There is a massive shortage of family housing in Brent and so it’s great to be able to submit our plans for Gordon House. This development will play a key part in unlocking the wider regeneration of South Kilburn, providing modern quality homes.”
Peter Lancaric, Associate at PRP, added: “PRP has been working with Brent Council to evolve the masterplan for South Kilburn, which is the largest regeneration project in the borough. Gordon House will act as a catalyst for this wider regeneration programme, setting a quality precedent in architectural design for the future phases of the masterplan. The plans present a timeless design quality which sensitively addresses the surrounding environment whilst reintroducing a strong sense of architectural identity to the urban grain.”
Rydon Director Mark Mitchener says: “It’s very satisfying to be working with Network and PRP on this exciting project. If the planning application is successful, as well as building a first class development we will also make our own contribution to the South Kilburn community, in particular by offering training and work experience to the young and unemployed.”
All the Gordon House homes have been designed to the government’s Lifetime Home Standards and the majority are dual aspect, allowing them to take advantage of natural light and ventilation. In order to meet Level 3 of the Code for Sustainable Homes the scheme will also incorporate green roofs planted with a mixture of grasses and sedums and a specialised set of photovoltaic solar panels which are expected to mitigate carbon emissions by 8%.
If planning permission is granted work on Gordon House could start in April 2010, with an expected completion date of August 2011.
Announced in 2005, the South Kilburn masterplan is set to transform the area by re-establishing four neighbourhood centres complete with a variety of community facilities, local services and new or improved public open spaces. As part of the plans a large number of existing publicly owned homes will be refurbished or rebuilt and approximately 1,500 privately owned homes will be constructed.
