If you are looking for a conveniently located, energy efficient and above all, affordable, new home in a Warwickshire village then Orbit First Step may have just what you are looking for. The company is organising an event to promote two 2-bedroom houses and one 3-bedroom house at Marston Avenue in Lighthorne Heath on Saturday 18 April between 10am and 3pm.

The three properties are available under the New Build HomeBuy (part-buy part-rent) scheme to those with a local connection to the area. You can purchase a minimum share in the property for as little as £31,250 and pay a discounted rent on the remaining share. You can also buy additional shares in the future until you own the property outright – just as you would through a conventional mortgage.

Alternatively, Orbit First Step is promoting its Rent to HomeBuy scheme at this development. Giving you the opportunity to rent your home at a discounted rate while saving to buy it, the Rent to HomeBuy scheme allows you to move into the property you want to purchase straight away as a tenant and save 20 per cent against the current market rental rate. If you take up the scheme now, you will pay a monthly rent of just £400, which is extremely competitive and will enable you to save for a deposit – one of the major hurdles for first time buyers.

Part of the Orbit Group, Orbit First Step will even match the savings made by buyers whilst renting the property – effectively doubling the level of deposit they can put down on the property which they can later buy through the New Build HomeBuy scheme (up to an amount equivalent to five per cent of the value of a 50 per cent share in the property).

You can find out more about the properties and the New Build HomeBuy and Rent to HomeBuy schemes at the event where Orbit First Step’s friendly staff will be on hand to answer all your queries. A local independent financial adviser and solicitor will also be attending the event to provide no-obligation advice to those who require it and visitors to the event will have the opportunity to enter a free prize draw to win £50 of shopping vouchers.

Orbit First Step’s Sales and Marketing Manager, Karen Coleman said: “Affordable homes in rural settings can be hard to come by but these three properties offer real value for money and are ideal for those looking to take their first step onto the property ladder. The homes should also help owners keep their heating bills down as not only are they affordable, but each one features heating generated from fuel-efficient ground source heat pumps.”

She added: “However, we only have three properties available and demand will be high so if you are interested, we would encourage you to come along to our event.”

The three properties come complete with a fitted kitchen which includes an oven, hob and extractor fan, a downstairs cloakroom, turfed rear garden and shed, and an allocated parking space.

Located around eight miles from both Leamington Spa and Warwick, and around 17 miles to Stratford-upon-Avon, the development is also close to the M40, providing easy access to Birmingham, Oxford and London.

If you are interested in any of the available properties but are unable to attend the open event, please call 0345 850 2050 or visit www.orbitfirststep.org.uk.

Additional affordable homes are available through Orbit First Step across the county – in Southam, Warwick, Kenilworth, Henley in Arden and Nuneaton. See the website for further details.
