The TSA has underlined its commitment to ensuring that in these challenging economic times all social tenants receive an appropriate degree of protection on rent increases, whilst ensuring the financial viability of their landlord. 

This message is in response to today’s announcement from Housing Minister Margaret Beckett on the Local Authority subsidy system which will enable local authorities to reduce rent increases for council tenants.

Richard Moriarty, TSA’s Director of Market Development, said: "This is good news for council tenants. Concerns over Local Authority rent rises have featured in our recent National Conversation with tenants up and down the country and these have been shared with CLG.

"But about a half of all social tenants have a Housing Association rather than a Local Authority as a landlord.

"Our regulation of Housing Association rents has for a long time been tied to the government's guidance on rent restructuring, which has not changed as a result of today's decision.

"And many Housing Association rent notices for 2009/10 have already been issued in line with this guidance.

"In light of today's announcement, we would remind Housing Association landlords of the guidance we issued last month stating that the rent formula permits a maximum rate of increase.

"It is for landlords to set their rents within this maximum taking account the impact on tenants and future tenants and landlords' financial commitments, which include their commitments to invest and raise service delivery for the homes they currently own and their commitments to build much needed new homes.

"We are keen to ensure broadly consistent outcomes over time for social tenants regardless of who their provider happens to be.  In this light, we note that the inflation escalator used in the rent formula for next year could be much lower than this year if current inflation trends persist.

"We welcome the Government's commitment to work with us in monitoring the potential impact of these developments on the guidance for rent levels that should apply in 2010/11 - both in terms of its potential impact on tenants' bills and the viability of Housing Association's business plans."

Excellent news from the Government, however as a tenant of a Housing Association have received the rent/service charge increase today and its risen by 12%, also off-road parking permits have risen by 33%. Would be nice to know what the maximum formula limit is, as I find these increases quite ridiculous.

i AGREE WITH YOU shelby500 I have to find another £7.00 per week has a Housing Association Tenant when my Neighbour across the road is a Council Tenant only got a £2.00 per week increase at the same time if we worked for the same company in East London in Bow in the London Borough of Tower Hamlets where am I suppose to find this extra £5.00 per week - what matter with this MP they do not live in Social Housing and do not understand that this is most unfair Rent Increase I every heard in my life and our we both not Social Housing.

I agree this story is nationwide and a thorough disgrace on Housing Associations, politicians and NGA's. They have all turned their backs on the reality of the recession in order to fill their pockets.

The bad news is that our HA raised rents by 12% and service charges by 36%. Overall 12%
The good news is that 10 tenants appealed to the Tribunal and 6 were adjudged to have been given illegal increased so their rents went back to last years. A couple dropped out as they feared the worst and 2 are going ahead with the appeal.
How can these people sleep at night???
