Seventy-five per cent of the homes at Sinclair House will be affordable
Dominion Housing Group is developing a scheme with far higher levels of affordable housing than would normally be achieved through the planning process in west London.
Seventy-five per cent of the homes at Sinclair House in Ealing will be affordable, following the Group’s direct purchase of the site on the open market as opposed to obtaining it through a section 106 agreement.
The £24.5m scheme will provide 108 one, two and three-bedroom homes for low-cost rent (37), shared ownership (44) and private sale (27) through Dominion, as well as a new housing management office for the housing association.
Danny Lynch, Deputy Director of Development at Dominion Housing Group, said: “We are increasingly aware that in a world where higher quality housing is expected for less grant, we must take charge of the whole development process where possible, including the private sale elements of the scheme.”
Due for completion in October 2008, most of the homes at Sinclair House are specifically being built to provide affordable accommodation for people who live or work in the area, through nominations from the London Borough of Ealing.
The striking new buildings are set to replace a derelict office block and will be amongst the tallest in the area, standing at seven and twelve storeys high. The landmark scheme will also make use of solar panel technology, providing the buildings with a renewable energy supply.
Excellently located close to West Ealing train station, the shared ownership homes will come with hobs, ovens, fridge-freezers, fitted carpets and balconies. New residents will be given free membership of the City Car Club for a year, entitling them to use the three rental cars and parking spaces which will be provided at Sinclair House and at other locations across London.
Dominion Housing Group – which provides over 15,000 homes across London and southern England – is developing Sinclair House in partnership with the London Borough of Ealing and the Housing Corporation, which contributed £6.5m towards its development.
